Get AI
Working

For real estate agencies

Found by vendors. More appraisals. Calls written up.

AI changed how a vendor checks you out. We pick the few fixes that matter most and set them up in your own accounts.

For real estate agencies

The things keeping you up at night.

Vendors find somebody else, past clients forget you, and phone talk lives in memory.

  • Nobody finds us when they search.
  • The franchise office gets named.
  • Past vendors forget us.
  • We never ask for the referral.
  • The price talk lives in memory.
  • We pay for apps nobody opens.

What changed

People stopped searching. They ask an AI.

The same machine now answers, logs and writes up the price talk for an agency that used a bigger office. Get AI Working exists to get that machine working for yours.

  • Then: you had to be in the list

A vendor searched, scrolled a page of links, and rang whoever looked closest.

  • Now: one agency gets named

Google writes the answer itself and the AI assistants name an agency or two.2 Most vendors never scroll.

  • What to do: be the name in the answer

Build the listing, the pages and the reviews a machine can check: reputation insurance for the referral that checks your name.

Sources + notes

Asked to recommend a local business in two Blue Mountains towns, an AI assistant named none at all.1 Your Act says nothing about testimonials, so you may ask every client and publish what they say, where a clinic across the road cannot.3

Even a social post with a price guide is an advertisement,5 and underquoting in one carries a court maximum of up to AU$22,000.7 Once the 2026 amendment commences, a stale advertisement has one business day to be corrected.8

Your CRM may already automate an arrears reminder: AgentBox and PropertyMe both do, read 22 September 2026.4 No Australian figure exists for enquiry response times, so we count yours in week one.6

A Penrith rent roll is inside the portable bond pilot live from 10 August 2026, and one in Katoomba or Springwood is not yet.9

  1. Measured by us. Two questions put to an AI assistant on 25 August 2026 for a Blue Mountains business: asked for the best agents in the Lower Blue Mountains it named two franchise brands and no local firm; asked who to use to sell a house in Glenbrook or Blaxland it named no local business at all. One day and two questions is a shape rather than a benchmark, and an open goal for whoever becomes quotable first.
  2. Verified. Google’s documentation on AI features, 10 December 2025: “There are no additional requirements to appear in AI Overviews or AI Mode, nor other special optimizations necessary.” The four things that get a page quoted are a controlled study of 252,000 trials, arXiv:2605.25517; our Get Found page carries it in full. REA Group’s own seller research says vendors find an agent through prior interaction, recommendations and searching online, and that “for those looking online, listing portals are the most popular source”, which is why this page sells Get Found as reputation insurance rather than as a claim about where vendors search.
  3. Measured. The Property and Stock Agents Act 2002 (NSW) and the Property and Stock Agents Regulation 2022 (NSW), both fetched in full and text-searched 4 September 2026: testimonial, zero occurrences in the Act and zero in the Regulation; endorsement, zero in either. What still binds you is general: Schedule 1 rule 3 of the Regulation, “An agent must act honestly, fairly and professionally” and must not “mislead or deceive”; s52 of the Act, misrepresentation inducing a contract. By contrast, s133 of the Health Practitioner Regulation National Law bars a testimonial outright, at up to AU$60,000 an offence for an individual, carried in full on our health practices page.
  4. Verified. AgentBox (agentbox.com.au/features-pages/appraisals), read 22 September 2026: “Set simple, automated follow-up tasks directly in your appraisals process, to reach out in future and manage those follow-ups”, a task shown to the agent rather than a message sent to the vendor. AgentBox and PropertyMe (propertyme.com.au/features/automations and /blog/property-management/arrearsautomation) both automate trust-account invoicing and rent-arrears reminders, read the same day. Neither vendor’s own page describes a native review-request feature or a missed-call auto-reply; Rex (rexsoftware.com) ships Caller ID, which surfaces who is calling rather than replying for you.
  5. Verified. Property and Stock Agents Act 2002 (NSW) s50 and s72(1), in force, read 4 September 2026. Section 50 requires every advertisement to carry the licensee’s name, or the registered business name, or the partnership or corporation name, at a maximum of 100 penalty units, up to AU$11,000 at the New South Wales penalty unit of AU$110. Section 72(1) says publishing an advertisement includes to “disseminate the advertisement by a website, email or other electronic communication”.
  6. Measured. Our own search, 4 September 2026. We looked and found no measured Australian response-time or unanswered-enquiry figure in Elite Agent, REA Group’s Annual Report 2026, REA’s April 2026 buyer release, REINSW’s news index, Real Estate Business or Domain. The one expectation figure we did verify is that most of the 1,000 sellers REA surveyed expect a reply within 48 hours. Reported, not verified: a five-minute claim circulating elsewhere traces to an opinion column sourced to unnamed referral companies, with no sample and no method.
  7. Verified. Property and Stock Agents Act 2002 (NSW) ss72A, 73, 73A and 73B and the Property and Stock Agents Regulation 2022 (NSW), both in force and read 4 September 2026: each of those sections carries 200 penalty units, and a New South Wales penalty unit is AU$110, so the court maximum is up to AU$22,000 and the penalty notice for an individual is AU$2,200. The Property and Stock Agents Amendment (Underquoting and Other Agent Conduct) Act 2026 commenced in part on 29 June 2026, for unlicensed operation, dummy bidding and trust money; NSW Fair Trading said on 8 July 2026 it expects the underquoting package, with its maximum of up to AU$110,000 or three times the commission where that is higher, in late 2026.
  8. Verified. Property and Stock Agents Amendment (Underquoting and Other Agent Conduct) Act 2026 No 18 (NSW), assented to 29 June 2026, read from the Act as made 4 September 2026. New s72D: an agent must not publish an advertisement for residential property unless it includes a selling price. New s72C: a statement of information in the approved form, displayed at the property whenever open for inspection, given to a prospective purchaser within two business days of a request, and kept for at least three years. Substituted s73(3): an online advertisement that no longer complies must be amended or removed within one business day of the agent becoming aware the estimate has moved. The underquoting package commences on a day to be appointed by proclamation; the rest commenced on assent.
  9. Verified. NSW Government, Smart Rental Bonds, verified 4 September 2026: live from 10 August 2026 in the Parramatta, Central Coast and Penrith local government areas, a AU$25 fee to the renter, and the government’s stated intention to be statewide by the end of 2026. Re-stated 8 September 2026 against the thirteen local government areas in this catchment: two are in the scheme today, Penrith and Parramatta, and the other eleven are not.

What we set up

What it looks like on a real day.

Drawn examples of what we set up, not client results.

The services behind it

What it costs

What it costs, and how you pay.

Three bundles, each priced from a figure that moves with your agency, or any service on its own.

The AU$499 starter does two things first: your Google profile done, and every client asked for a review inside the rules. Spread the payments over 3, 6 or 12 months, interest-free, depending on the size of the work.

A bundle is scoped before it is priced. If your CRM already sends arrears reminders, you are not paying us to do it again.

On a quiet website the Sell More bundle carries adverts in their feed instead of adverts to past visitors, because Google needs enough visitors before it will show those. Why

How it works

The Switch‑On Method.

Five steps, the same every time. Switched on inside 30 days.

  1. Listen

A free first hour about your business, not about AI. You leave with your insight portal: a private page about your business, your trade and your area.

  2. Scope

One page in plain English: what we do, what it costs, what we measure.

  3. Build

Set up inside the accounts you already own. Nothing to migrate into.

  4. Train

Your people shown how to drive it, on your real work, until it sticks.

  5. Measure

At 90 days we measure against day one and show you the before and after.

The method in full

Why us

Six reasons owners pick us.

A local practice that builds in your accounts, hands everything over, and tells you straight.

Rory McNeil
Rory McNeilFounder, in BlaxlandThe person on the call, the person who builds it, and the person who shows your people how to drive it.
  1. We set you up, and it’s yours

We set it up in your accounts, hand over every login, and teach you to change it. You don’t pay us forever.

  2. We pick what fits

No packages. We pick the few things that will make the biggest difference, tell you what’s not worth it, and what you can stop paying for.

  3. It costs less to start

Start from AU$499, with the price in writing before we start. Three months’ support included, then optional at AU$99 a month.

  4. We’re where you are

We’re local. We sit down with you in your business, and you can always reach a real person.

  5. It moves fast

Most things are set up in days or a few weeks.

  6. Someone to ask about AI

Not sure who to ask about AI? Ask us: we’ll tell you straight, and we can set it up.

Included with every paid engagement

One hour with us, in person, on the AI you actually want to ask about.

A free workshop on Claude Code or Codex, for you and whoever you bring. Everything we build afterwards sits on it.

  • Ask what you actually want to ask

Whether it will replace you, what it gets wrong, what it costs to run. No question is too basic.

  • Say what worries you

Customer data, staff, the law, sounding like a robot. We go through each one with your business in front of us.

  • Set the goals for the engagement

The hour a week you want back, the enquiry you keep missing. Written down, then measured.

  • Learn to drive it yourself

By the end you can ask the machine to change your website, redraft an email or rerun a report.

Questions

What principals ask before they book.

If yours is not here, ask it in your free hour.

Whether underquoting now carries a AU$110,000 fine

Not yet. The in-force court maximum for underquoting in an advertisement is up to AU$22,000; the increase to up to AU$110,000, or three times the commission where that is higher, commences by proclamation, which NSW Fair Trading said on 8 July 2026 it expects in late 2026.7

Whether you can ask every client for a review and use it in your advertising

Yes. The word testimonial appears zero times in the Property and Stock Agents Act 2002 and zero times in its Regulation on our full-text search, so the routine is the honest one: ask every client the same way, gate nothing on how the sale went, and never touch a genuine negative.3

Whether Smart Rental Bonds applies to a Blue Mountains property manager

Not yet. The portable bond scheme went live on 10 August 2026 in Parramatta, Central Coast and Penrith with a AU$25 fee to the renter, so two of the thirteen councils in this catchment are in it today and the other eleven are not.9

Whether your CRM already chases the appraisal follow-up

Partly: AgentBox’s own page describes an automated follow-up task shown to the agent, not a message sent to the vendor, so drafting the outreach itself is still work we can take off your evening.4 We build around what your software already does, not on top of it twice.

What it costs, and what you get for it

Any service on the menu is bought on its own, or together as a bundle from AU$1,790 or AU$2,490. The figure is in writing before you commit a dollar, and it is built in accounts you own.

Who owns the accounts, and what happens after

You do: everything is built in accounts under your own passwords, and whatever we build is yours. Three months’ support is included, then it’s optional at AU$99 a month.
